VII. Rights and obligations of both parties:

1. Party A shall submit the following housing property right certification materials to Party B and ensure their authenticity and accuracy. 1) Party B shall return the copies and originals of the land use right certificate, house ownership certificate, owner's ID card and other valid certificates to Party A after checking the originals

3. After Party B signs the house reservation agreement contract with the customer, Party A shall come to Party B to sign the sales confirmation within three days after receiving the notice from Party B, and countersign the house purchase contract with Party B's customer. If Party A fails to notify Party A due to Party A's address and change, Party A shall be responsible for the losses caused to Party A. The contact and address of Party A shall be subject to the requirements of this contract for PP as interior material in other aspects, which are the same as the address contained in this contract, and it shall be deemed to be delivered upon delivery

4. After Party A signs the house purchase and sale contract with Party B's customers, if both parties entrust Party B to handle the transfer procedures of the house property certificate, the agency fee shall be paid

5. After the transfer of the house property certificate is completed and Party A and Party B settle the house price, the real estate agency obligations specified in this agency contract will be completed

6. In principle, Party B requires Party A to deliver the house property to the buyer after the transfer of the house property certificate. Under special circumstances, Party A shall notify Party B in writing if it is willing to deliver the house in advance

7. Party B is an intermediary of real estate and shall bear the rights and obligations of the intermediary according to law

VIII. Breach of contract:

1. During the period of entrusted agency, Party B will entrust the sale of real estate and sign a reservation agreement with the purchase customer. If the purchase customer fails to perform the terms specified in the reservation agreement, Party B has the right to terminate the reservation agreement and confiscate the deposit; If Party A reneges after Party B signs the house reservation agreement with the purchase customer, Party A shall pay liquidated damages, the amount of which is the deposit paid by Party B's customer to Party B
